Theobalds Enterprise Centre (previously known as Maxwell's Farm Business Centre) encompasses 3,209m² of flexible space comprising a mix of offices, studios and training facilities.

Why?

The centre is expected to attract new businesses to the area, support SME growth and provide local employment opportunities for residents. It complements the nearby Hoddesdon Enterprise Centre (previously known as Ambition Broxbourne Business Centre) which was also part funded by Hertfordshire LEP.

Impact

Tenants will benefit from business support and fully managed workspaces, including reception service, meeting and conference rooms that accommodate up to 90 people, workshop and office space, breakout areas, shower and changing facilities, plus a modern on-site café perfect for meeting clients.

The centre offers self-contained, air-conditioned offices ranging from 14m2 to 45m2 as well as the option for hot-desking and virtual offices. The building has certified assurance from Platinum WiredScore, which indicates an exceptional standard of wired infrastructure and wireless network connectivity, and a BREEAM Very Good rating for its sustainability value and efficiency. It is an environmentally conscious place of business fitted with solar panels and EV charging points, also offering ample parking for bicycles as well as cars.

The centre is located next to the proposed Park Plaza commercial development, a new science and business park set within 90 acres, next to Junction 25 of the M25.

Funding

Hertfordshire LEP has invested £5m from the Getting Building Fund towards this project. The remaining funding for the £10m project was provided by Broxbourne Borough Council.

This project was approved by the board on the 24th September 2020.
